Virtual home staging — yes or no?

When selling, I work with both real home staging and virtual home staging. Each plays a slightly different role.

Real home staging helps create atmosphere directly in the property. When a buyer comes to a viewing, they do not only notice the layout or technical condition. They also sense how the space feels. That is why we prepare flats and houses physically too — adding furniture, suitable décor, lighting and details so the space feels pleasant and welcoming and the buyer can imagine their own home there.

I use virtual home staging more as a complement to the presentation. It can show the potential of an empty space, suggest possible furniture layouts or inspire buyers as to how the property could be lived in.

But I never build the main presentation around it alone. If a buyer saw only beautifully furnished virtual visuals in the listing and found bare walls at an in-person viewing, they may feel disappointed. That gap between expectation and reality can negatively affect their impression of the whole property.

That is why I prefer the property to look good not only in photos but in reality as well. Virtual home staging can usefully complement the presentation, but the real feeling of home is created on site.
