Financing aligned with your property purchase

Buying a property is not only about choosing the right flat or house. Getting the financing sorted in good time is just as important — so the whole process runs safely, smoothly and without unnecessary stress.

While I handle the property side of the transaction, Peter Bodák takes care of the financial side. Together we align each step so everything fits — from the first assessment of your options, through the reservation agreement, to signing the purchase contract, releasing funds and handing over the property.

Why tackle financing at the very start?

Timing matters when you buy property. Before you sign a reservation agreement, it helps to know your options, how quickly a bank can approve financing and which documents will be required.

That way you avoid finding the right home only for the process to stall because documents are missing, deadlines are unrealistic or the reservation agreement does not match what the bank needs.

This is where having the property and finance sides connected from day one makes a real difference.

What we coordinate together

A property purchase means aligning many moving parts at once: deadlines, contracts, financing, bank paperwork, escrow of the purchase price and the handover itself.

To keep the process as straightforward as possible for you, we focus especially on these steps:

  • Peter walks you through the financing options for your purchase.
  • He helps you choose a suitable mortgage, loan or insurance arrangement across different financial institutions.
  • He prepares the bank paperwork in good time.
  • I make sure the reservation agreement matches how the purchase will be financed.
  • Together we align deadlines with the financing approval timeline.
  • When drafting purchase contracts, we ensure they meet the bank’s requirements.
  • You always know what happens when, which document is needed and what comes next.

The aim is a straightforward, secure purchase — without avoidable delays, uncertainty or unwelcome surprises.

When property and finance work in step

Securing a mortgage is one thing. Aligning it with the full property process is another.

The bank has its requirements. The seller has their deadlines. You need confidence that everything can be completed on time. And the contract paperwork must be prepared so the process can move forward safely.

That is why financing should not be handled in isolation from the purchase itself.

When we are both involved from the start, we can coordinate the links between the bank, the contracts and the transfer of ownership. You do not have to shuttle information between several parties or chase whether everyone is keeping to the same timeline.

Peter and I make sure the pieces fit together.

Ing. Peter Bodák — your partner for mortgages, loans and insurance

Independent financial adviser and estate agent

Peter helps you understand your financial options, compare suitable solutions and structure financing around the specific property and your personal situation.

Working together, we can set up the process in a very practical way. We address not only whether you can afford the property, but also how financing ties in with the reservation agreement, purchase contract, payment deadlines and the bank’s requirements.

When is the best time to start?

Ideally before you have found a specific property.

An early consultation tells you what price range you can move in safely, what your options are and what to watch for when buying.

If you have already chosen a property, that is fine too. At this stage we can quickly clarify the next steps and set them up so the purchase runs as smoothly as possible.
