Every property is different. That is why I never rely on a single source — I combine several approaches to build the most accurate picture possible.
I work almost exclusively in Brno and the surrounding area. I know individual districts, their character and how properties actually trade in each location.
I compare similar properties sold recently and track how comparable listings on the market are performing.
I use paid platforms Cenová mapa, Cemap and Valuo, which aggregate data on current and completed sales.
Numbers matter, but every home is individual. I factor in condition, layout, floor, outlook, parking and other price drivers that databases alone will miss.
I do not value property in Prague or “Moravia in general”. My expertise is Brno and its surroundings, where I know the market in detail.
I do not build a valuation from one source alone. I connect registry data, live listings, sales history and hands-on experience from dozens of completed transactions.

Probate proceedings and other official purposes require a separate valuation in the required format, calculated as at the date of death.
