How I manage your letting — step by step

  1. Introduction and setting terms

    Together we set rent, utility advances and your requirements for tenants so your property can be let in good time.

  2. Preparing the property

    Home staging as needed, professional photography and attractive presentation that reaches the right applicants.

  3. Marketing and advertising

    Property portals, social media and targeted outreach depending on the type of property.

  4. Tenant selection

    I check financial history including insolvency and enforcement records, reliability and long-term potential.

  5. Contracts and signing

    You receive the lease in advance for review. Signing can take place in person or online.

  6. Handover

    Handover protocol and, if needed, utility transfers — with you or on your behalf.

  7. Tenant liability insurance

    Through close cooperation with a financial adviser we can arrange third-party liability cover.

How long does it take to let a flat in Brno?

The timeline depends on property type, location, rent level, condition and presentation quality. With a well-prepared property and correctly set terms, a suitable tenant is often found within a few weeks. The goal is not to let as fast as possible at any price, but to find a reliable tenant.

Do you vet tenants before signing the lease?

Yes. I do not choose applicants on first impressions alone. Reliability, financial history including insolvency and enforcement records and overall attitude all matter. My goal is stable income for you with minimum hassle.

What does the full letting service include?

I handle the full process from A to Z: setting rent and terms, preparing the property, marketing, tenant selection and vetting, the lease, handover, utility transfers if needed and ongoing care including lease renewal, property inspection and utility reconciliation.

How much does tenant placement cost?

For both full service and tenant placement the fee is one month’s rent plus VAT, with a minimum of 12,000 CZK plus VAT. Full service also includes 3,500 CZK per year for lease renewal, property inspection and utility reconciliation. If the tenant leaves within two years, finding a replacement tenant is free.

Do I need to be present for viewings and handover?

Not necessarily. I can arrange viewings, communication with applicants and handover without you being there. Handover uses a formal protocol and we align everything with you in advance so you stay informed and confident.

Can you help with the lease and insurance?

Yes. I prepare the lease to protect your interests and you receive it in advance for review. Signing can take place in person or online. Through cooperation with a financial adviser we can also arrange cover for damage caused by the tenant.
