How I became an expert on one address
Sometimes in property work, individual stories start to connect in an unexpected way. In one period, three owners on the same specific street in Židenice came to me — first a 1+1 flat, then a family house, and finally a 2-bedroom flat in the same building where I had sold the first flat. It reminded me how much local knowledge matters when you sell.
Three properties, one street and one agent from Židenice
For me, Židenice are not just a location on the map of Brno.
They are my home. My base. A district I know really well. I know what it is like to live here, how it is changing, where it is quieter, where practical amenities are close by, where young families like to move, and which areas often suit older people who want everything important within easy reach.

The first case was the sale of a 1+1 flat.

Next, the owners of a family house on the same street got in touch.

That is a big advantage when selling.
When you sell in a building you already understand, you can respond better, argue more convincingly and manage buyers' expectations. You know which types of purchaser care about that location. You know what to emphasise. And you know what is better to explain clearly from the start so the process stays fair and free of unnecessary surprises.
Local knowledge is not a slogan
People often say a good agent should know their area.
But what does that actually mean?
For me it is not just knowing where the nearest tram stop or shop is. Local knowledge means understanding why people want to live here. What matters to them. How their needs differ depending on their stage of life.
A young family often looks for something different from an older couple downsizing from a large house to a smaller flat. An investor thinks differently from someone buying their first home. Some people want to be close to the centre; others want a quieter spot away from the bustle.
And Židenice are very varied in that respect.
