How the developer who built the block bought a flat from my listing
Some property stories take shape long before a home ever appears on the market. The Rajhrad one began with the trust of clients who had not turned to me for the first time, continued with careful preparation of a beautiful flat, and ended with a buyer I had never encountered in my practice until then. The flat was eventually purchased by the developer who had built the entire block.
From Slavkov via Slatina to Rajhrad
The story of this Rajhrad sale began long before I first travelled to Rajhrad because of the flat itself.
And in fact long before its owners decided they wanted to sell.
I already knew the clients from earlier work together. We had sold a flat in Brno and a flat in Slavkov. They sold those properties so they could fulfil their dream of moving to Rajhrad.
But sometimes, even when you decide with the best intentions, reality does not match your expectations.
The flat was beautiful. The location had its advantages. On paper, everything made sense. Yet the owners could not settle into their new home and realised this was simply not the right fit for them.
So they came back to me.

When clients return, it is a commitment
Repeat business is always a great honour for me. At the same time, I see it as an even greater responsibility.
When a client comes back a second or third time, it means they trust me. They know how I work. They have been through the whole process from the first consultation to signing contracts and handover. And despite all the emotions that come with selling or moving, they have chosen to entrust me with their property again.
That is never something I take for granted.

A beautiful flat, a realistic price and solid interest
The Rajhrad flat was very attractive and had a lot to offer. The price was set realistically, the presentation was prepared to reach the right buyers, and interest in the flat was strong from the start.
Everything suggested this would be a standard sale of a quality flat in a sought-after location near Brno.
Then came a phone call that surprised me.
The company that had built this apartment block got in touch.
And here comes the most interesting part of the story.
When the developer who built the block gets in touch
The firm that built the Rajhrad block was currently constructing another apartment building right next door. In that context, they began looking for a flat in the area for one of their employees.
They also looked back and concluded that perhaps it had not been ideal to sell every flat in the original building. They could have kept one for their own needs — for example as a show flat, staff accommodation, or housing for workers overseeing the build or working on site long term.
As a realtor, this was a fascinating situation. When a company that built the block itself wants to buy a flat there, it is a strong signal that the property has quality, value and practical use even from the perspective of someone who knows the project in detail.
Cash, a clear decision and a quick reservation
The buyer had cash ready, which was a major advantage for the sellers. The sale could therefore move faster, more simply and with less uncertainty than with mortgage financing.
The viewing day was on Saturday. On the same day we had a signed reservation agreement and the reservation fee paid.
In property work, things sometimes drag on for weeks; other times everything falls into place almost unbelievably quickly. Here, a well-prepared listing, a realistic price, active work with interested buyers and a purchaser who knew exactly why they wanted this flat all played their part.
Even an unexpected buyer needs a professionally managed sale
At first glance, you might think that when such a strong buyer appears, the deal is done. But even then, a realtor cannot let up.
A fast sale still has to be safe, well organised and legally sound. Conditions need checking, seller and buyer expectations aligned, and reservation, contracts, escrow of the purchase price and all follow-up steps arranged so the whole transaction runs smoothly.
That is one of the biggest roles of a property professional: guiding the client through the entire process so they can be sure their property is genuinely looked after.

This sale was exceptional for several reasons.
Behind it was repeat trust from clients who had turned to me several times before. Behind it was a beautiful flat that we prepared and presented well. And behind it was a buyer I had not encountered in my previous practice.
It may sound almost unbelievable, but property work brings stories like this too.
And that is why I love this job. Every transaction is different. Every client has a different story. Every property needs a slightly different approach. My task is always to find the solution that works best for my clients.
