How I Turned Around a Stalled FSBO Sale in Central Brno
Selling a property yourself is nothing unusual these days. There are plenty of portals where owners can create a listing — sometimes with AI help — upload photos, and reach buyers without an agency. In some cases, that works perfectly well.
But then there are situations where the sale simply stalls for months and nothing moves forward.
That is what happened with a flat in central Brno.
Months on the market with no progress
The owners were selling on their own through Bezrealitky.cz. The flat had been listed for several months and viewings were happening. The problem was that no offer went above CZK 8 million.
Even though it was in one of the most sought-after areas of the wider city centre, they could not find a buyer willing to pay what the property was really worth.
On my clients' recommendation, the owners got in touch with me.
A flat you could not price from a spreadsheet alone
Every property has strengths and weaknesses.
This one was no exception.
At first glance, some buyers were put off by the pre-renovation condition, smaller rooms with sloping ceilings, or a layout that was not entirely typical.
At the same time, it offered something money cannot buy.
The top floor with no neighbours overhead. A terrace nearly eight metres long. A stunning view of Špilberk Castle. And above all, a location with strong growth potential thanks to the new Veveří Residence development right nearby.
It was clear to me that a standard approach would not work here.
The goal was not to attract as many viewers as possible.
It was to find the right ones.
We changed the strategy
The first step was to set the right sales strategy and a new price level.
Next came professional presentation, gathering every document a serious buyer would need, and consistently highlighting everything the flat had going for it.
Here, we were selling a lifestyle — the view, the quiet of the top floor, the future potential of the area, and the unique atmosphere of the place.
That is why I paid particular attention to the viewings themselves.
I invited serious buyers back for second visits. On a return viewing, people notice details they missed the first time and find it much easier to imagine their life in the space.
In this case, emotion played a powerful role.
One future buyer fell in love with the location. Another was captivated by the sunset view from the terrace.
And that is when the property's true value started to show.
When buyers start competing with each other
Within a single week, we had around 20 enquiries.
In the end, eight offers came in.
They ranged from CZK 7.5 million to amounts well above what the sellers had originally expected.
The winning bid was not decided by price alone, but also by financing readiness and certainty that the deal would complete.
Because the highest offer is not always the best one.
The result?
The flat was reserved within just under three weeks of relaunching the listing.
The final sale price was CZK 8,557,000.
That was a significantly better outcome than the sellers had managed during their own attempt.
Even more important was something else.
The sellers had confidence that the property's real potential had been used — and that they had not rushed the decision.
FSBO is not a mistake. But sometimes it is not enough.
This story is not about the owners doing something wrong.
Quite the opposite.
They were proactive, prepared the property, and invested a lot of time in the sale.
It shows the difference between simply putting a listing online and running a sale professionally.
A successful sale today is not just about getting a property on the internet or spending money on ads.
It is about pricing strategy, marketing, managing enquiries, leading viewings, negotiating, and creating an environment where buyers see the property's real value.
And that is often where a difference of hundreds of thousands of koruna appears.
